New Airbnb Checkout Rules | What Hosts Need to Know Before November 20

By Alex R. — October 27, 2026

Starting with bookings made on or after November 20, 2026, Airbnb hosts can no longer require guests to wash dishes, strip beds, start laundry or take the trash outside before checkout. The news spread fast. One Reddit thread about it passed 35,000 upvotes and 2,600 comments within days, and host groups have been arguing about it ever since. If you host on Airbnb, you're probably wondering what this means for your turnovers, your cleaning fee and your reviews. Our team turns over short term rentals across Pittsburgh every week, so here's what the new Airbnb checkout rules mean on cleaning day, and how to adjust without passing a bigger cleaning fee on to your guests.

What Airbnb's new checkout rules actually say

Airbnb launched a new house rules editor on October 20. The new limits apply to reservations booked on or after November 20, 2026. Bookings made before that keep the house rules that were on your listing when the guest booked.

Hosts can no longer require guests to:

Hosts can still ask guests to:

These are requests, not requirements. If your listing still has chores Airbnb doesn't allow, the editor will flag them when you save. Listings that leave them in can get an "includes cleaning requests" label that guests see, and may show up lower in search.

Why Airbnb made the change

Guests have complained about checkout chore lists for years, and the main complaint is simple. They paid a cleaning fee and still got a to do list. One of the top comments in that Reddit thread, with nearly 6,000 upvotes, called out hosts with "$200 cleaning fees, but also want you to do all the cleaning before you leave." Other guests shared stories of leaving a rental spotless and still getting a long message about the mess, plus an extra charge. One guest said they were banned from a rental for not rolling the bins to the curb, on a pickup day nobody told them about. The comment that should worry hosts most had more than 20,000 upvotes: "So many of us have moved on back to hotels. Less hassle and cheaper." For a lot of travelers, long checkout lists had become a reason to book somewhere else. Most guests aren't against helping out, though. A comment with 1,200 upvotes put it this way: "I never minded dishes, but laundry was asking a bit much." Another guest said most stays lately just ask them to run the dishwasher, "which isn't that big of a deal." Guests mostly objected to long lists on top of high fees.

What hosts are saying

Plenty of hosts are frustrated, and some of their points are fair. A dishwasher load or a bag of trash used to save the cleaner real time. Hosts in older homes without dishwashers say dishes now add a whole extra task to every turnover. One host's reaction got shared widely: "Guess my cleaning fee just went up." Some hosts are planning a booking blackout on November 20, and a host petition is going around. Other hosts say the chore lists had gotten out of hand and the change was overdue. Either way, the dishes, sheets and trash still need someone to take care of them.

What we've seen in real Airbnb turnovers

Across the turnovers Blessly handles, most guests weren't doing the full checkout list anyway. Beds were left made or half stripped, dishes were in the sink or half loaded, and trash was still in the kitchen bin. A good turnover team already plans for that. So for most hosts, the new rule mainly changes what you can write in your listing. It changes very little about cleaning day, as long as your cleaner already covers the basics.

Do you need to raise your Airbnb cleaning fee?

Not always. Start with what your cleaner already does. If your turnover price already includes dishes, stripping beds, laundry and trash, your costs shouldn't move much. If your price assumed guests would handle those jobs, you have three options: 1. Fold the work into your turnover and keep your cleaning fee where it is. 2. Raise your cleaning fee or nightly rate slightly to cover the extra time. Guests compare the total price, so check it against nearby listings first. 3. Cut your checkout list down to what Airbnb still allows and let your cleaner handle the rest. Try not to pair a high cleaning fee with a long list of requests. That mix is what guests complained about most.

A checkout message that follows the new rules

Copy this into your listing and adjust it to your place: Thanks for staying with us! Before you head out, we'd appreciate it if you could put any used dishes in the sink, leave used towels in the bathroom, put trash and recycling in the kitchen bins, turn off the lights and AC, and lock the door. That's it. Our cleaning team takes care of the rest. Safe travels! Keep it short and friendly. In our experience, guests who don't feel managed tend to leave the place in better shape and write warmer reviews.

Your updated Airbnb cleaning checklist

With guests off the hook for chores, your turnover checklist should cover these every time: • Wash, dry and put away all dishes, and run and empty the dishwasher • Strip every bed, wash linens and towels, and remake beds with fresh sets • Empty every trash and recycling bin and take it out, following local pickup days • Clean and sanitize the kitchen, bathrooms and high touch spots like handles, remotes and switches • Vacuum and mop all floors • Restock toilet paper, soap, coffee and other amenities, and note anything running low • Check for damage or missing items and send photos to the host • Stage the space to match your listing photos If your trash goes out on a set pickup day, give your cleaner the schedule so bins don't overflow between guests. Trash was one of the main reasons hosts asked guests to help in the first place.

How Blessly handles Airbnb turnovers under the new rules

Blessly provides Airbnb and vacation rental turnover cleaning across Pittsburgh, from Downtown, the Strip District, the North Shore and the South Side to Lawrenceville, Shadyside, East Liberty and Oakland, plus Sewickley, Oakmont, Aspinwall, Verona and Monroeville. Turnovers start at $75 for a studio. Our standard turnover already covers the tasks Airbnb no longer lets you ask guests to do: • Dishes washed and put away, with 1 or 2 dish loads included depending on property size, and $30 per extra load • Beds stripped and remade with fresh linens • 1 or 2 loads of laundry included depending on property size, and $30 per extra load • All trash emptied and taken out • Restocking, a low supply alert, a damage and missing item report, and before and after photos or video If a guest leaves the place in rough shape, our deep clean fee applies, same as before. For a normal stay, nothing about your turnover price changes on November 20. Our Airbnb cleaners are a dedicated team, and turnover cleaning is all they do. Staging the space to your design and tidying the outdoor area come with every clean, and every guest walks into The Blessly Toilet Bow and a complimentary Blessly Pocket Tissue. We guarantee an increase in your cleanliness ratings.

Airbnb checkout rules FAQ

When do the new Airbnb checkout rules start? They apply to bookings made on or after November 20, 2026. Bookings made earlier follow the house rules that were on your listing when the guest booked. Can Airbnb hosts still ask guests to take out the trash? Hosts can ask guests to put trash and recycling into the indoor bins. They can't require guests to take it outside or off site. Can I still ask guests to do the dishes? You can ask guests to leave used dishes in the sink. Washing dishes and putting them away can't be required. Can hosts charge guests for skipping checkout chores? No. The new rules don't allow fines or penalties for skipped requests. Real damage is a separate issue and still goes through Airbnb's normal resolution process. Will Airbnb cleaning fees go up because of this? Some hosts have said they'll raise them. Whether you need to depends on whether your turnover already covered dishes, laundry and trash. What should an Airbnb cleaning checklist include now? Dishes, bed stripping and fresh linens, laundry, trash removal, sanitizing kitchens and bathrooms, floors, restocking, a damage check and staging for the next guest. Does this apply to VRBO and other platforms? No. This is Airbnb's policy. Other booking platforms set their own house rules.
